New Years Letters & Emails (Free Download)

Mid to late January is one of the best times to connect with your known (warm) contacts and for cold prospecting to potential sellers in your area.

Here are 3 proven letters and emails in a word doc so you can copy, cut and paste!

They work because they follow a successful formula and you are welcome to use them with my compliments.

The letters have more power as direct mail (posted) to your contacts but can also be used as a letter drop style flyer into your area.

Obviously, if your market is different to that described in the letter and emails, simply tweak it to reflect what’s been happening and how you can help.

If your market has softened recently and prices are not what they were, you might say;

“There have been some recent changes and I would be more than happy to bring you up to date with an opinion of current market value”

I would suggest marketing in this order:

  1. Send out your email
  2. Send out your letter
  3. Get on the phone and call them

Letter 1 (Direct Mail to your database)

The year has barely started but already buyers are thick on the ground.

The good news for sellers is that conditions like these can often result in a selling price well above expectations because February is one of the best and busiest real estate months of the year!

  • Buyer 1 wants 3 beds 2 baths and is looking up to $550,000
  • Buyer 2 needs 4 beds (but will settle for 3) and has pre-approval to $675,000
  • Buyer 3 needs a home with 3 beds with one that will serve as a home office. He has approval to $725,000
  • Buyer 4 needs a minimum three beds and a double garage. $800,000
  • Buyer 5 needs 4 beds and must be close to a good elementary school. This family has pre-approved finance to $795,000

Email 1 to future pipeline sellers where you have a premium realestate.com.au account

If you have a big list (like you should) you’ll have a few weeks worth of calls to make but I will guarantee you’ll get some ‘go sees’ and listings out of it.

Don’t forget, the mission is to get your email opened so short and sweet is best.

By the way, when I use me contact’s first name in the email subject, my open rate is considerably higher!
