TAP 20. Unlock the secrets to building a million dollar real estate business. A Podcast For Real Estate Agents
If you’re looking to build a million dollar business, this interview will give you a heap of ideas and inspiration.
By the way… just had a magic week in the Caribbean and have included some photos below.
I recently recorded this interview with Tim Mumford, a founding partner at Stone Real Estate in Manly NSW on Sydney’s Northern Beaches.
I always listen to my interviews a couple of times to A. Make sure the sound quality is as good as possible and B. To make sure I have all the important points to include in this copy. I’m looking for the stand out points so you know what’s coming and the more I listen to this interview with Tim, the more I realise it’s about building a great real estate team. In particular, Tim’s transition from solo agent who HAD to do EVERYTHING to being part of a team and trusting others to make the right decision and get stuff done.
I like the way Tim does business and so do his clients. As you’ll hear in a moment, He’s not afraid to change the game and do the complete opposite to what other agents in his area are doing. But my big takeaway from this interview is the level of personal attention Tim and his team give each client. He’s super conscious that applying a one-size-fits-all approach can irreparably damage his business and his brand.
Tim’s journey from being a team of just one to building quality assistants around him also provides some valuable insights into the success of a top agent with big goals.
Here are some of the topics we cover:
- Building your business with assistants and transitioning from a solo operator with Super Hero Syndrome (someone who tries to do everything)
- Delivering the ultimate marketing experience
- Using different pre-listing kits and presentations for different clients and different situations
- The power of shutting up and listening
- Leveraging technology to save time and reach your goals
- The importance of keeping your database up to date
But before we get started, I just want to say a big welcome to all new subscribers to the show. This podcast is really starting to gain some serious momentum and I couldn’t possibly have done that without you. Just want to say thanks!
I’m loving the questions I’m getting from agents each week so if you’ve got something to say, go to TopAgentsPlaybook.com, look for ASK RAY and send me your question. I personally respond to each email and will do everything I can to help you.
It’s only a couple of months now until RECHARGE 2015 and places are filling. Our venue this year is Jupiters Casino on the Gold Coast and they tell us accommodation for our 2 day event is starting to fill up as well. To find out more and reserve your place, go to RECHARGE2015.com

Tim’s website is a great user experience. The monotone theme using a contrasting aqua highlight picks up the Ocean theme of this Northern Beaches success story. Check it out at StoneRealEstate.com.au
I spent last week on the Island of St Lucia in The Caribbean. Christine and I attended her niece’s wedding and had a brilliant week in the sun with friends and family.

Sugar Beach St Lucia. This magical resort is ‘bookended’ by 2 ancient volcano cores called the Pitons. Petite Piton (on the right) is where they filmed part of Superman 2

The boys on the boat quickly cleaned this Barracuda and BBQ’d it straight away. The skipper then served it with his ‘secret’ West Indian spice rub and lime. Magnificent with an ice cold beer!

Amazing value!! St Lucia (the red dot) is about a 5 hour flight from NYC, Toronto & Chicago. All inclusive holidays (Airfare, accommodation, all food and booze) to The Caribbean for 7 days start from as low as US$700!! Not a bad deal eh?
