3 ‘Sell Before Winter’ Emails
I’m getting quite a few requests for these ‘Want to be sold before Winter?’ emails so I’m happy to leave this up for a few days and share the love 🙂

Here’s why they work:
If the property market in your area is flat or falling, I believe you have a duty to give your sellers the heads up because right now, we’re at the beginning of a downward trending cycle that may last three or more years.
Could I be wrong? Of course I could but I don’t think I am and if you read my emails, you’ll see why.
And just before you reach for the anti-depressants, I’m actually excited about this change in the market.
As you’ll see below, I’ve written three ‘strongly worded’ emails that you might want to consider sending to sellers on your chase list.

- If your CRM can do it, make sure you mail merge your email with your client’s first name. You’ll get a much better open rate.
- Proofread everything twice. I did these on the fly so there may be typos
- Send them out over 3 days in a row but not over the weekend

EMAIL 1 (Day 1)
Subject: Do you want to be sold by Winter (first name)?
Hi (first name)
I just wanted to let you know that things are getting busy right now in the run-up to Winter.
The Winter months in (your area) are typically slower in real estate with less buyer activity and a generally quieter market.
In fact, properties in (your area) often take longer to sell during June, July and August.
But here’s the GOOD news…
There’s still plenty of time to get on the market with a targeted campaign to achieve a top market result in less than the average days-on-market.

EMAIL 2 (Day 2)
Subject: One more thing about selling before Winter
Hi again (first name)
There’s something I didn’t share in yesterday’s email.
I didn’t want to bring it up, but after I sent the email, I felt I wasn’t giving you the full story.
I also feel somewhat responsible as you may well rely on my real estate advice and suggestions.
So here’s the thing;
I have some genuine concerns about the immediate future of the property market in (your area).
You’re no doubt aware of changes to values in the last 12 months, but I think there’s more to the story for a few reasons.
First, and perhaps most important, property prices have been rising almost every year, for the last 25 years.
It’s now obvious that this isn’t sustainable and this boom went longer than any boom in modern history.
But every boom ends… sometimes soft, but sometimes hard.
The property market moves in cycles and this is simply a part of the cycle.
Second, a falling property market is a media favorite. They love to paint a dark picture of doom and gloom. Buyers get confused and confused buyers to procrastinate.
Could I be totally wrong? Of course! Nobody can predict any market.
But when I look at the evidence, I’m genuinely concerned and I think I have a duty to let you know what I’m thinking.
It’s one of those times in history when time is literally money.
So what does this mean to you?
It means (I believe) there’s an excellent chance your property will be worth less this November than it is now.
It means I can achieve a better result for you now than in 5 or 6 months time.
It means you days-on-market will probably be

EMAIL 3 (Day 3)
Subject: Should you buy first or sell first?
I had some great feedback following yesterday’s email (first name)
But one caught my attention and got me thinking, so I want to quickly share my answer in case it applies to your situation.
The Question? “I’m looking to buy another home but should I buy first or sell first.”
Good question!
If we were in a seller’s market, where the seller calls the shots and prices are increasing quickly, I would buy first because it means I’m locking in a price on my next home while the value of my current home continues to increase while I’m actually selling.
But we’re not in a seller’s market. We’re in a buyer’s market.
In a buyer’s market, you do the reverse.
So my answer?
Lock in a sale ASAP, then go shopping. If what I’m predicting happens, your buying power will get stronger every day.
